Understanding Net Asset Value (NAV) Per Unit

What NAV represents

Net Asset Value (NAV) per unit is the value of one unit of the fund: (total value of the fund's investments − liabilities) ÷ number of units outstanding. It's published periodically (often daily) by the fund manager.

How your investment value is calculated

If you own 1,000 units and the current NAV per unit is TZS 150, your holding is worth TZS 150,000. As the fund's underlying investments gain or lose value, NAV per unit — and your holding's value — moves accordingly.

Buying and selling units

When you invest, your money buys units at that day's NAV. When you redeem (sell back) units, you receive that day's NAV per unit, minus any applicable fees.

NAV isn't the same as return

A fund with a lower NAV per unit isn't automatically "cheaper" or better value than one with a higher NAV — what matters for your return is the percentage change in NAV over time (and any income distributions), not the absolute NAV figure.
